Properties in the Sounds face a unique combination of challenges: the marine environment accelerates corrosion on standard brass and copper fittings, so stainless steel and corrosion-resistant materials are strongly recommended. Rainfall is high — 1,600–1,800mm annually in many parts — meaning ventilation and damp management are critical. Many Sounds properties are off-grid or semi-off-grid, relying on rainwater collection, private bores, and solar power, requiring specialist knowledge to design and maintain systems that function reliably.

Many Sounds baches and holiday homes are unoccupied for months at a time, making condensation and mould a common issue. A good ventilation system and appropriate materials go a long way toward protecting your investment. We can also install heat pumps pre-programmable for remote activation — so your home is warm by the time you arrive for a weekend away.
