Overview — Ventilation in Havelock
A Havelock family had been battling condensation and black mould in their 1990s home for several years, despite regular cleaning and airing. Havelock's higher humidity — a result of its location at the head of Pelorus Sound — makes ventilation more critical than in drier Blenheim, and the home's limited window ventilation was inadequate for the conditions.
The Challenge
The home had no mechanical ventilation beyond a single extraction fan in the main bathroom, and the existing fan was ducted incorrectly into the roof cavity rather than to outside — a common and damaging mistake that had been contributing to moisture problems in the roof space. The new system needed to address both the source extraction and the whole-home fresh air supply.
Our Solution
We first corrected the existing fan ducting to vent properly to the exterior. We then installed a new extraction fan in the second bathroom and a larger rangehood-vented extraction unit in the kitchen. Finally, we installed a positive pressure whole-home ventilation unit, distributing filtered fresh air from the roof space through outlets in the hallway and main living area, maintaining a slight positive pressure that pushes stale air out.
The Outcome
Within one winter season, the family reported a dramatic reduction in condensation and no new mould growth. The system is quiet, energy-efficient, and requires only annual filter checks. The roof cavity — which had been showing signs of moisture damage — dried out over the following summer.
